Long-term management is a flat percentage of the rent we collect, quoted before you commit and fixed for the term. Tenant find-only is a one-off fee equal to part of a month's rent. Holiday lets are charged on a commission of net booking revenue because the workload scales with occupancy. Whichever you choose, the number is on the agreement and nothing else gets added to it.
Both, and we are happy to model the two side by side for your specific address before you decide. Coastal apartments in Paphos or Protaras often earn more on short lets across the season; a three-bedroom in Nicosia almost always does better on a twelve-month tenancy. We will show you the numbers rather than push a preference.
We contact the tenant the day a payment is missed, agree a plan where one is realistic, and keep you informed at every step. If it escalates, we issue formal notice and coordinate with a Cyprus-qualified lawyer through the Rent Control Court process. You approve any legal spend before it happens. Careful vetting up front is why this stays rare.
Limassol, Paphos, Larnaca, Nicosia and the Famagusta district including Ayia Napa and Protaras, plus the surrounding villages. If your property sits outside those areas, ask anyway — we will either take it on or point you to someone reputable who will.
Yes — that is the majority of our clients. We can hold keys, meet contractors, transfer utilities into the tenant's name, sign off routine works up to a limit you set, and remit rent to an overseas account. Documents are signed electronically and every statement, invoice and inspection photo lives in your owner portal.
A correctly priced two-bedroom in a decent Limassol or Nicosia location typically lets within two to four weeks. Larger or more specialised properties take longer. If a listing is quiet after ten days we come back to you with evidence and a recommendation rather than letting it drift.
No. Management runs on a rolling agreement with two months' notice on either side. We would rather earn the next month than trap you in the next two years.
We handle the practical side: transferring EAC, water and municipality accounts, settling communal charges from rent, and producing a clean annual income and expenditure summary. We are not tax advisers, so for filings and personal tax position we work alongside your accountant — or introduce you to one we trust.
